As a leaseholder of an apartment you have the right to form a group along with other leaseholders / qualifying tenants and register at companies house. The Commonhold and Leasehold Reform Act 2002 enables this resident management company to be in place and rid the existing company. You do not need to prove mismanagement with the existing company, simply exercise the right to manage with a formal notice on the landlord.

To carry out the right to manage at least 50% of the flat owners within a block must participate, at least 75% of the building must be residential, and at least two thirds of the flat owners must have long leases.
